There’s a strong possibility a listing has expired in the Brooklyn or Manhattan region because it needs some TLC. Some realtors may walk at the thought of having to market a fixer upper, but it’s not more difficult to sell than any other listing as long as the correct market is targeted.


For a fixer upper, look for a buyer who isn’t afraid to get their hands a little dirty. This could be the newly married couple or the one who’s in search of a new adventure. More often than not a couple who is still focused on growing their family won’t be the target audience as they will have their hands full; however, a couple with more time and likely more disposable income on their hands may be attracted to the idea of a fixer upper. When showing the expired listing to a potential buyer, focus on the location and the endless potential.


Location can be very hit or miss for buyers depending on how important this is on the desired wishlist. A buyer is more likely to purchase an expired listing that needs some TLC if it is in their desired location. Make sure to point out how close the property is to restaurants, shops, and public transportation


Ideally someone who is in the market for a fixer upper has some creative bones and is itching to get to work. Although, it is helpful to spark some renovation plans when going through the initial walkthrough. To be fully prepared, make sure to visit the location prior to showing a client. Spend several minutes in each room brainstorming various ways to improve each space so that if a buyer is stumped on how to vision the space, you’re able to step up and provide an idea. Take an interest in what is currently trending for design in the Brooklyn and Manhattan areas to give advice on what will increase their ROI if this purchase is intended as a quick flip to resell.
